Dunlap says he enjoyed his time in St. John's and wanted to stay, but the personal and professional benefits of the new job were too much to pass up.
"I fell in love with St. John's and Newfoundlanders, and all that that city has to bring. I thought it was a sensational experience," he said.
"It was just kind of a win-win, it was a perfect storm to take this job and take this opportunity. It had nothing to do at all with wanting to leave."
The new role in California is a homecoming for Dunlap, who grew up right around the corner. It's also a return to college coaching for the 30-year veteran who has coached several elite teams in the NCAA.
"This university sits about six miles from my [family] home, and I played basketball in college here at UCLA, which is not too far up the freeway," he said.
The move will also bring the Dunlap family back together, as his wife and children spent last season living in North Carolina while he coached with the Edge.
'Love and support'
He said the hard work of the front office and success on the court helped build support, but coaching in St. John's was an experience unlike anything else in his career.
"The community just embraced the team in such a way — I just thought that the outpouring of love and support we got was so unique to anywhere else I've ever been," Dunlap said.

FRESNO COUNTY, Calif. (KFSN) -- Mandatory evacuations have been issued as efforts to put out the Rough Fire continue in eastern Fresno County. The wildfire has grown to more than 117,000 acres and is 29 percent contained.
The firefighting effort is growing as well. More than 2,200 personnel are battling the flames.
As the smoky fire spreads, many residents of the mountain communities are on their way out. A mandatory evacuation order is in place, and while the flames are still miles away from homes, the smoke is heavy.
"Scary, it's hard to breathe. We've been here three days already, and it's hard to breathe," said Manny Gonzalez of Dunlap.
The evacuation order includes the St. Nicholas Greek Orthodox Monastery. A small staff, however, remains in place. An evacuation center has been set up in Sanger for those who need it, and it will also accommodate their pets.
"We basically take care of their pets so they can take care of themselves while they are being evacuated," said Mary Reimer of the Central California Animal Disaster Team.
While many residents are leaving, more firefighters are arriving; nearly 2,200 are now fighting the Rough Fire, and their job is not getting any easier.
"Once again, we are having a really hot day, relatively low relative humidity. That combined with the terrain is just pushing this fire at a pretty rapid spread," said Paul Garnier of the Fresno Fire Department.
The Fresno County Sheriff's Office says most people in the affected areas are complying with the mandatory evacuation order. The order doesn't mean everybody has to leave. Able-bodied adults can stay, but children or anybody with a disability must be removed from the area.

Definitions of Fire Terms
An evacuation warning is defined as an alert to community members in an area of a potential threat to life and property from an emergency incident. An evacuation warning may be issued when the potential or actual threat to civilian life is more than 2 hours away. When a warning is issued, residents are being warned to prepare to leave their home. The Sheriff's Office tries to issue the advisory as early as possible based upon the fire's activity so residents will have time to remove their pets, livestock, large boats, RV's and any other personal effects in an orderly, unrushed manner. However, because a wildfire can be unpredictable, the time frame between an advisory and a mandatory evacuation can change quickly. You must be prepared to go at any time.
A mandatory evacuation is declared when a wildfire directly threatens a community and residents are placed in danger. You must leave the area for you and your family's safety. Once you leave, you will not be allowed to return to your property until the mandatory evacuation is lifted.

The Central CA Animal Disaster Team Activates Emergency Animal Shelter in Sanger, CA For Household Pets Affected By Rough Fire
The Central California Animal Disaster Team has been deployed by the Fresno County Office Of Emergency Services to assist with displaced small and large animals due to the Rough Fire.
Small animal evacuation shelter will be open for pets of families under mandatory evacuation orders: CCADT has activated an emergency animal shelter for household pets at the same location where Red Cross has activated a human shelter - Sanger Community Center - 730 Recreation Ave. Sanger, CA. The shelter will be open on Friday, September 11th for residents under MANDATORY evacuation orders.
Large animal assistance. CCADT is coordinating efforts with the Fresno County Sheriff's Office to evacuate large animals. If you need assistance with evacuation and sheltering for large animals (livestock, horses, etc.), please contact the Central CA Animal Disaster Team at 559-433-WOOF (9663).

“This is the coolest place in the theater,” Dunlap excitedly proclaimed as he showed off the dusty projection room. “Look at the size of this reel!” Frozen in time, the cluttered loft still houses silent films that were old even when shown in 1945.
Before Dunlap bought it for $2.2 million in late 2016, the Seal Beach theater sat idle for four years. Dunlap plans to reopen it within a year after restoring what he can and adding what he must. In the latter category, he already has earthquake-proofed the building and soon will make its entryways wheelchair-accessible.
The Fullerton developer, who calls himself a history buff and patron of the arts, specializes in rescuing elderly structures from the wrecking ball. One of his proudest accomplishments, Dunlap said, is his hometown’s elegant Villa Del Sol – opened in 1922 as the California Hotel.
Dunlap estimated he will put $2 million into the Bay Theatre. By the time it debuts, the theater will be ready not only for movies, but also musical and theatrical productions.
While much work remains, passersby can see progress in the brightly lit marquee. Illuminating Main Street just in time for December’s holiday parade, the eye-catching placard – much of it original – features vibrant blue, red and yellow neon.
Still to come on the exterior: Pushed out walls to expand the lobby, an old-fashioned ticket booth and sea-green tiles like the ones there prior to a drab remodel.
Inside, a massive undertaking awaits. Pieces of some 400 heavy iron seats lay stacked in the back of the dark and cavernous theater. Dunlap plans to refurbish the seats, slightly widening the space between arm rests. “To replace them, we’d have to go plastic,” he said. “I don’t want to do that.”
Up front, in addition to a movie screen, the space will offer a stage and modular seating that can be removed for an orchestra pit.
Any objets d’art that remain from the 1940s will continue to remain – including the curly metal ferns hanging on the walls. “When I first saw them, I said, ‘Those have to go – they’re from the ’70s,’” Dunlap said. “But then I learned they’ve been here since the start.”
Originally, the Bay Theatre was part of Fox Film’s national theater chain. Libby Beam Appelgate, 83, fondly recalls working in its ticket booth while attending Long Beach City College in the late 1950s.
“After closing the booth, I would rush inside the lobby and start selling popcorn,” she said. “The popcorn was in bags in the storage room – it wasn’t fresh, like today.”
Her boss, manager Kenneth Cobb, came up with a “great idea,” Appelgate said: “He started showing foreign films on Wednesday nights. Since mostly adults came, he served coffee instead of popcorn. He brought culture to little Seal Beach.”
The Bay was purchased by Richard Loderhose in 1975. He removed some of the seats for his 1928 Wurlitzer organ – a whimsical flair that was relocated after Loderhose’s death in 2008. His family put the theater up for sale, asking $3.3 million. But it languished without a buyer for nearly a decade, raising concerns among locals that their icon would be demolished.
Then along came Dunlap, who received a standing ovation at a City Council meeting when he promised to preserve the building in its intended use.
“I got it for a deal because other potential buyers didn’t want to bother with a theater,” Dunlap said. “They knew they’d be the town pariah if they tore it down.”
With the days of stale, precooked popcorn long gone, theatergoers will enjoy the options of light meals, beer and wine, Dunlap said. He has worked out a deal with Chase Bank across Pacific Coast Highway to lease its parking lot during off-hours.
Dunlap said he might even relocate from Fullerton to the apartment above the theater, currently getting a face lift. The third-story pad opens onto an expansive deck with a sweeping view of Old Town Seal Beach.
“Paul is a visionary,” said Robert Howson, owner of the Harbour Surfboard shop directly across Main Street. “It didn’t seem to make sense for someone to put a lot of money into something that might not offer much return on the investment. But Paul is resurrecting the Bay as a multidimensional theater, an entertainment center.”
Still, the question lingers: What if Dunlap’s fabulous dream turns out to be a pipe dream?
“Oh, well,” he shrugged. “Let’s just say, worst case scenario, the community doesn’t support it or for whatever reason it fails. I’ll still have a great piece of real estate I can convert it to retail.”
However, Dunlap confidently concluded, “That’s not going to happen.”

Dunlap bought the theater in 2016 for $2.2 million, after it had languished idle for several years. He since has spent another $1.2 million bringing the Seal Beach landmark up to modern-day building standards while preserving its mid-century style.

The Fullerton developer specializes in renovating elderly structures, including his hometown’s elegant Villa Del Sol – opened in 1922 as the California Hotel.
Six of the liquor bottles spotted so far sit on display in Dunlap’s office. Another few still rest on beams, yet to be retrieved.
“I guess this place was built by a bunch of drunks,” maintenance supervisor Ben Ahli noted with a smile. “It’s an interesting walk back in history.”
Dunlap researched the labels on Wikipedia. The booze was manufactured by Schenley Distillers, a New York liquor company founded in the 1920s and sold in 1968.
Reading aloud about one bottle’s label, Schenley Reserve, Dunlap shared: “It was the only liquor available to submarine officers at Midway in World War II, where it was held in low regard and known as ‘Schenley’s Black Death.’”
Now Dunlap can chuckle about his naive first impression that he’d get the Bay up and running within months.
“I thought I’d be in and out,” he said. “But then I hired a theater architect who talked me into changing the configuration of the lobby. and I had to make everything ADA compliant (for people with disabilities).”
It may strike the inexperienced eye as overly optimistic, but Dunlap promises the Bay finally will reopen for business by the end of this year.
As of now, its interior looks like a gray concrete cave – with walls awaiting paint and floors in want of carpet. As Dunlap leads a tour, using his cellphone flashlight, the sense that a daunting task is still ahead is compounded by the temporary lack of electricity.
But that’s the interior. Outside, the Bay is springing back to life. Another step in its gradual facelift got underway this past week, as tile workers transformed the facade from beige to mint.
Constructed in the mid-1940s, the Bay Theatre for years was part of the Fox West Coast chain. A private investor bought it in 1975, painting over some of its colorful decor in then-trendy earth tones.
Dunlap was delighted to find sea-green tile underneath the brown plaster that coated the lobby water fountain. Ever the perfectionist, he located a company that could match that tile for the building’s exterior.
And thus has been the slow and meticulous progress of the Bay Theatre – restoring everything from fern-shaped sconces to the bright neon marquee.
Initially, Dunlap planned to recondition the theater’s metal seats – a bit narrow by today’s standards. But many didn’t pop back up automatically, as per fire codes, and fixing that problem proved unfeasible.
Dunlap also viewed photos at the Academy of Motion Picture Arts and Sciences library to replicate the original floral carpet.
He even wants to rehab some reels of old movies – “Steamboat Bill,” “Colette,” “Metropolis” – for future entertainment.
But the Bay will no longer be just a movie theater – a function that already was ebbing three decades ago, when it began struggling to attract customers from beyond Old Town Main Street.
Dunlap has converted what were once straight rows of seating into a curved amphitheater. Not only will it feature a screen but also a modular stage for live music and plays.
Along the way, as though fresh from a time capsule, little mementos serve as reminders of a living, breathing yesteryear.
A cluttered upstairs room stores a medicine cabinet neatly filled with old balms and bandages. Sturdy metal containers that once protected flammable reels of film sit in stacks. Ancient projectors are around here somewhere.
And then, of course, there’s those liquor bottles.
“People always stop by to tell me their memories about the Bay Theatre,” Dunlap said. “It means a great deal to them. They thank me for caring so much about a place they love.”

Sequoia National Park remains open and visitors can still use the Ash Mountain Entrance Station. Vehicles longer than 22 feet (including trailers) are not advised between Potwisha and Giant Forest Museum.
Forest officials have been forced to close the Hume Lake Ranger District. This includes Forest Service managed land from the southeast side of Pine Flat Reservoir to the boundaries of Kings Canyon National Park, and the Eshom area north of Badger. A closure map can be found on the Sequoia National Forest website www.fs.usda.gov/sequoia/ This closure is expected to continue until the Rough Fire has been brought under control.
Air Quality Today: Heavy concentrations of smoke are expected near the fire and to the west foothills today. Smoke will be slow to lift and transport will be primarily terrain and diurnally driven. Limited ventilation is forecast for today with continued increased impacts expected in the San Joaquin Valley west and northwest of fire. Unhealthy to Hazardous conditions are expected in the foothill communities west and northwest of the fire. Conditions improve in the Owens Valley.
Air Quality Tomorrow: A more south to southwest wind will begin to alleviate smoke impacts in the San Joaquin Valley. More smoke will impact the northern portion of the Owens Valley.
Weather Concerns: A weak disturbance off the coast will bring slightly increased cloud cover to the area. A gradual cooling trend will continue through Wednesday, with slowly rising relative humidity values. Fair relative humidity recovery tonight. Winds will remain terrain and diurnally driven. Inversion and thermal belt will form overnight, but not as strong as recent nights, trapping smoke. Highs in the upper 70s to near 90. Relative humidity values in the upper teens to lower 30s.

MANDATORY EVACUATION ORDERS
The Fresno County Sheriff's Office and fire officials would like to clarify the guidelines of the current evacuation situation.
Residents who have a Dunlap, Miramonte, or Pinehurst zip code must understand they are considered to be in either a mandatory evacuation area or an evacuation warning area.
Mandatory Evacuation Areas
- All properties on the north and south sides of Highway 180 east of the Highway 180/Dunlap Road junction.
- All properties adjacent to the north side of Dunlap Road from the Highway 180/Dunlap Road junction to the Dunlap Road/Millwood Road Junction.
- All properties on both sides of Millwood Road.
- All properties on both sides of Todd Eymann Road from Millwood Road to Highway 245.
- All properties on both sides of Highway 245 from Todd Eymann Road to Highway 180.

Definitions of Fire Terms
An evacuation warning is defined as an alert to community members in an area of a potential threat to life and property from an emergency incident. An evacuation warning may be issued when the potential or actual threat to civilian life is more than 2 hours away. When a warning is issued, residents are being warned to prepare to leave their home. The Sheriff's Office tries to issue the advisory as early as possible based upon the fire's activity so residents will have time to remove their pets, livestock, large boats, RV's and any other personal effects in an orderly, unrushed manner. However, because a wildfire can be unpredictable, the time frame between an advisory and a mandatory evacuation can change quickly. You must be prepared to go at any time.
A mandatory evacuation is declared when a wildfire directly threatens a community and residents are placed in danger. You must leave the area for you and your family's safety. Once you leave, you will not be allowed to return to your property until the mandatory evacuation is lifted.
EVACUATION CENTER
The Red Cross closed its evacuation shelter at the Sanger Community Center at 5 p.m. Sunday. Any evacuees needing disaster relief services can call the local Red Cross office at (559)455-1000 for assistance.
